Financing is one of the most confusing, and often frustrating, aspects of opening a franchise. Some franchisees pay cash, others take out home equity loans or tap into their retirement savings. In this article, we look at one of the most popular methods of franchise financing: the SBA Loan. SBA Loans are loans made by traditional lenders such as banks that are guaranteed by the federal governments Small Business Administration. Banks prefer to lend money to franchise concepts which they have a positive track record, so the best place to start is with your franchisor. The franchisor should be able to provide you with a list of lenders that are familiar with its concept, have made SBA loans to other franchisees and have a positive track record underwriting the concept. Some franchisors have a dedicated outreach program to educate lenders about their concepts. The majority of major franchisors also participate in the SBA Registry program. To appear in the registry, franchises must meet certain eligibility requirements and pay an annual registration fee. Franchisees of systems listed on the registry receive expedited loan processing when applying for SBA loans. If you need help putting together a loan package, your franchisor should be able to assist you. While the franchisor wont complete the package for you, they should be able to provide a template as well as suggestions on where you can find the information you need. SBA OIG Report Claims 40% of Stimulus Loans Inappropriate or Unsupported ApprovalsMay 01, 2012
Documentation deficiencies identified in twenty-four, or 40 percent, of the sixty 7(a) loans reviewed, resulted in inappropriate or unsupported loan approvals of approximately $14.2 million. The documentation in the loan files was inadequate to ensure the loans: • were made to creditworthy borrowers, • met SBA' s eligibility criteria, and/or • had adequate evidence of equity inj ection, use of proceeds, or Internal Revenue Service (IRS) verification. Of the 24 deficient loans, 14 were lender-approved with inappropriate or unsupported loan approvals totaling $6.9 million and 10 were SBA-approved with inappropriate or unsupported loan approvals totaling $7.3 million. As of March 31, 2011, one of these 24 loans exhibited signs of early repayment problems. Suspicious activity was identified in one loan, which was referred to our Investigations Division for further review. Furthermore, problems with a lender's verification of equity injection and a missing gasoline supply agreement were identified on a loan that was not part of the random sample but was reviewed inadvertently by the OIG' s contractor Download the full report here: www.sba.gov

Many small businesses become a part of franchise systems and a recent survey of franchisors confirmed that their greatest single concern is Financing/Access to Credit. Consequently, small business job growth is closely tied to the ability of franchisees to obtain financing, typically through small business loans including SBA loans. Franchise Times assembled several of the leading figures in franchise finance to share their views on ways to increase franchisee financing success -- increasing small business lending. The group included: Mike Rozman of BoeFly, Kevin Boylen of Dunkin' Brands, Darrell Johnson of FRANdata, Scott Haner of KFC Corporation, Lex Lane of Main Street Bank, Scott Perry of Sports Clips, Keith Pillow of SunTrust, and Laura Witmer, Wells Fargo SBA. In this program, the panel discusses the underwriting parameters, they use when you're looking at a franchise system. Laura Witmer of Wells Fargo SBA stated that the first thing she looks for is whether or not they on the SBA registry, as it streamlines the process if she knows that they're eligible for an SBA loan, and along with that, she immediately also looks at historical SBA loan performance data. Darryl Johnston then discusses how the franchise registry application process works -- basically a franchisor applies to have their franchise documents reviewed at the national SBA level for acceptability, and how being on the SBA registry provides a national approval of that franchise system.
